Why Do Roof Problems Get Complicated on HOA and Managed Properties?
On a managed property, a roof problem is rarely just a roof problem. One leak or hail-damaged section can set off resident complaints, board discussions, insurance questions, and a repair-or-replace decision that several people have to sign off on. Apex Roofing helps HOAs, property managers, community association managers, and multi-family owners cut through that with a clear inspection, plain-language findings, and a recommendation the whole board or ownership group can act on.
-
Leaks in shared spaces
A single leak can spread to hallways, shared walls, and neighboring units before a resident reports it, turning a small fix into an interior repair.
-
Storm & hail damage
Hail and wind can bruise shingles, dent soft metals, and loosen flashing across an entire community before anything is obvious from the ground.
-
Aging roof systems
Roofs installed at the same time tend to age at the same time, so several buildings can reach end-of-life together and strain a reserve budget.
-
Gutter & drainage issues
Damaged gutters, downspouts, and roof edges push water toward foundations, walkways, and the entryways residents use every day.
-
Board & owner sign-off
Decisions usually need documentation the whole board, owner, or association can review before anyone approves a scope or a spend.
Roofing Support Built for HOAs, Apartments, Condos & Multi-Family Communities
Apex Roofing supports managed properties the way boards, property managers, and community association managers actually need: coordinated inspections across multiple buildings, documentation you can forward to owners or an insurer, and one point of contact from the first walkthrough to final cleanup. We work on both steep-slope community roofs and low-slope commercial systems, so a mixed portfolio does not mean juggling multiple contractors.
-
Multi-building inspections
One scheduled visit to review roofs across a community or portfolio, with findings organized building by building.
-
Documentation for boards & owners
Roof inspection findings for HOAs and managers, with photos and written notes formatted so a board, owner, or insurer can review them without a site visit.
-
Scheduling around residents
Work planned around tenants, parking, and access so daily life at the property keeps moving.
-
Commercial roof maintenance planning
For low-slope and flat commercial roofs, we flag drainage, seams, and wear early so small issues do not become budget events.
-
Storm damage documentation
After hail or wind, we document visible damage across the property so you have a clear record before any decision.
-
Insurance claim guidance
We explain inspection findings and help with claim-related roofing questions, without guaranteeing coverage or approval.
What Colorado HOAs, Property Managers & Owners Say About Apex Roofing

Lisa Mulica HOA president, Denver Cottonwoods Townhomes Assoc. I am the president of the Denver Cottonwoods Townhomes Assoc. We worked with Mike and Kevin from Apex for months. They inspected our roof’s and determined we had significant hail damage and were pretty sure we had enough damage to file an insurance claim. Eventually we filed the claim and Apex took care of all of it. Unfortunately our Insurance Co. delayed sending an adjuster out due to in-house issues. When we finally were in contact with the adjuster things started progressing rapidly. I worked closely with Kevin Tucker. He was the project manager, I was the HOA manager for the project. I would have to say honestly that this project moved along pretty close to the projection. Most home owners, I feel are very happy with the results. It is unfortunate that there maybe a member or 2 that had some kind of issues. I personally was very happy with Apex from start to finish. It was a tough year with COVID for everyone. The contract was fulfilled over and above my expectations. The crews were, in my opinion, professional. I am not saying there were no issues, however, when I would reach out to Kevin or Jackie, they resolved them as quickly as they could.

Bob Pearson Multi-structure hail project APEX Roofing did an excellent job repairing our hail-damaged roofs on all three of our structures. This was our first time dealing with insurance estimates on such a large scale, and Robert Lopez was incredibly helpful in walking us through the details and helping us understand how the process works. Would happily recommend APEX to anyone.

Debbie Brundage Insurance agency owner, repeat client I own an insurance agency and have been using Apex Roofing for several years. This year alone they have installed over 200 roofs for my clients. I had a few minor complaints, and they were addressed immediately. If you have worked with roofers you would understand this is an excellent track record. The owner Mike and my personal contact Brad are very hands-on and have always been available to my clients and myself with any questions or concerns. With so many lousy roofing companies in Colorado, I highly recommend Apex.

Storm Damage & Insurance Claim Guidance for HOAs and Property Managers
After a Colorado hailstorm the real question is whether the damage is a repair or a full replacement, and whether the carrier will see it the same way. Apex Roofing inspects the visible damage across the property, documents it with photos, and helps you understand what the findings mean before a claim decision is made.
Learn About Our Insurance Claims ProcessWhat Affects the Roofing Scope on a Managed Property?
Scope varies because no two managed properties are the same. Below are the factors that move the work, and how each one changes it, so a board or owner can plan before committing.
-
Number of buildings and roof planes
More structures and more roof planes mean a longer inspection and often a phased schedule rather than a single visit.
-
Roof system and pitch
Steep-slope shingle roofs and low-slope commercial systems are inspected and repaired differently, which changes materials and method.
-
Damage severity and spread
Isolated damage points to a targeted repair; widespread hail or wind across the property shifts the conversation toward replacement.
-
Roof age and condition
Older, brittle roofs may not hold a spot repair, so a small fix can turn into a larger planned scope.
-
Gutters, flashing, and drainage
Water-management components often need attention alongside the roof surface, especially after storms.
-
Resident and tenant access
Occupied buildings, parking, and shared entrances affect staging, timing, and how the work is sequenced.
-
Documentation needs
Claims and board approvals may require photo documentation and written findings, which shapes the inspection.
